Territory Director of Real Estate
About the Opportunity
This leadership role oversees a team responsible for acquiring and developing new restaurant locations for a rapidly growing restaurant chain. You will play a critical role in achieving annual growth targets by managing the regional development pipeline, identifying qualified real estate brokers, and securing financially viable locations for new restaurants.
Key Responsibilities:
- Manage the regional development pipeline and implement processes to ensure new site acquisition meets company and team objectives for approvals and openings.
- Develop and maintain a network of qualified real estate brokers in existing and target expansion markets.
- Craft market penetration strategies for existing and future expansion markets.
- Collaborate with Real Estate Managers to prepare and present new restaurant site recommendations for approval.
- Develop reports for identified sites, including critical dates to expedite project progress through the approval process.
- Maintain and update company standard forms for site acquisition, including letters of intent, leases, and purchase agreements.
- Review and recommend approval for regional real estate acquisition documents (purchase agreements, leases, amendments, etc.).
- Prepare monthly plans outlining regional approval and opening targets.
- Standardize and continuously improve processes for trade area analysis, site selection criteria, sales forecasting, and sales transfer models.
- Partner with the Finance Department to develop and update methods for analyzing the sales performance of new restaurants.
- Assist the Marketing Department in identifying sales generators for marketing opportunities.
- Maintain membership in the International Council of Shopping Centers (ICSC) and represent the company at select ICSC events.
Qualifications:
- 10+ years of experience in restaurant real estate or a related field.
- 5+ years of experience managing a real estate team.
- Bachelor’s degree in a related field (Business, Real Estate, Development) required.
- Based in the Dallas area (work from the Plano, TX Restaurant Support Office) or remote work possible.
- Willingness to travel 25% of the time (potentially more during construction phases).
- Proficiency in Microsoft Office Suite (Word, Excel, PowerPoint) and Microsoft Project.
